Building Policies

353 North Clark is committed to providing quality office space managed with professionalism and an experienced eye for detail. Your help in meeting these standards is greatly appreciated. The following rules protect you, your associates and guests and are intended as a broad outline only. For a complete list of Building Rules and Regulations, please contact the Office of the Building.

Moving information

Please contact the Office of the Building in advance to schedule any large furniture deliveries or moves. The loading dock and freight elevator is reservable after 6:00 p.m. Monday through Friday or anytime on Saturday and Sunday.

Building policy requires for all moving companies and furniture installers performing services within the building to be unionized and have a valid Certificate of Insurance on file with the Office of the Building. Please contact the Office of the Building for a list of pre-approved moving companies or building insurance requirements.

Contractor / Space Alterations

Any major reconfiguration or improvement to your leased premise must be approved by the Office of the Building in advance. All contractors and service providers performing any remodeling or construction work must be approved by the Office of the Building to verify union status and insurance compliance. Signage

Interior common corridor signage or displays shall be of a size, color, and style acceptable to the Office of the Building. Please do not alter the exterior appearance of the building by installing signs, advertisements, notices or other graphics on exterior walls, or interior surfaces visible from outside, without prior permission. Similarly, electrical fixtures hung in offices or other spaces along the perimeter of the building which affect its exterior appearance are not permitted. The Office of the Building shall have the right to prohibit any advertising by any Tenant which, in Property Manager’s reasonable opinion, tends to impair the reputation of the Building, and upon written notice from the Office of the Building, Tenant shall refrain from or discontinue such advertising.

HVAC

Heating, ventilation and air conditioning are provided Monday to Friday from 7:00 a.m. - 7:00 p.m. and Saturdays from 8:00 a.m. – 2:00 p.m. For HVAC service outside these hours, please advise the Office of the Building at least 24 hours in advance. The charge for after-hours service will change with varying costs of energy and labor.

Security Procedures

Security Personnel are on duty 24 hours a day, every day of the year including holidays. Through use of remote cameras and/or direct inspection, the team monitors the lobby, freight elevator and loading dock, as well as controlling access to the upper floors of the building outside of normal business hours. Security staff members are in constant radio contact and are trained in emergency response.

After-hours Tenant and Visitor Access

Tenants entering elevators after-hours are required to utilize their building access badge to access their floor. Guests must be entered into MyKastle (opens in new window), and will be asked to provide identification when checking in. Once provided with a temporary visitor pass by Lobby Security, the registered guest will be able to proceed to the floor they are visiting. If a guest is not registered in MyKastle, the tenant must permit access via a phone call from security, and in some instances will be required to escort the guest to their floor.

Before leaving the building, the visitor/guest will have to give the visitor pass back to the lobby guard.

Building staff will not unlock individual suites. Arrangements must be made by the tenant for any after hour access of their employees, guests or service personnel to gain access to the premises. The tenant can also make arrangements with the Office of the Building by written request authorizing building personnel to open the premises.

Property Removal Passes

Building security will request a property removal pass from anyone attempting to remove any equipment, furniture, computers, etc. from the building. Only pre-authorized tenant representatives are permitted to enter property removal passes on behalf of your company. Please contact your Facilities or Human Resources Department to ensure a property removal pass is entered for the removal of any large items from the building.

Restroom Locks

All restrooms on multi-tenant floors are locked for safety purposes. Keys will be distributed upon occupancy to access the restrooms on the designated floor(s). Additional keys are available upon request.

Dock hours

Hours of operations are 6:00 a.m. to 6:00 p.m. Monday through Friday. All deliveries must be scheduled in advance with the Office of the Building. The loading dock has a maximum clearance height of 13’6”. Trailer length restriction is 30’.

Freight Elevator

The building freight elevators are available for regular deliveries during normal business hours. Any large deliveries exceeding two trips on the freight elevator must be scheduled after 6:00 p.m. Monday through Friday or anytime over the weekend with a dock reservation. Please contact the Office of the Building to schedule after-hours dock and freight reservations.

Freight Elevator(s) Dimensions:

Small Freight – 5’D x 8’W x 10-12’H 4,500 lbs (door width – 4’W x 8’H)
Large Freight – 10’D x 6’W x 10’H, 6,000 lbs (door width –4.5’W x 9’H)
